I can help set the list
price of your home based on its condition, and upon comparable sales of
homes in your own neighborhood. Current sales information from the
Multiple Listing Service will be used to do a Right Price
Analysis. Unless such a process is used, most people will net less
money from the sale because of an asking price that is too low or too
high. If the price is set too low, they settle for less than the market
will bear. More often, though, a seller will over price the home, and
that will lead to frustration when the home is on the market for a long
time.
This article discusses why it’s better to start with a right and
reasonable price rather than over price it.
If you list your home with
me, here are some things I’ll do to market and promote your home.

immediately be entered into the real estate database where 3500 real estate agents (with
Latter & Blum as well as with other member companies) will have access

 | Just Listed cards will be
direct mailed to 100 of your closest neighbors (we’ll want to give
them a chance to pick their new neighbor). |
 | We’ll include your home in a
scheduled brokers’ tour on which brokers and agents from various
agencies will see your home during a single session. The purpose is
to give agents an advanced look so they can show your home
effectively. |
 | We’ll place an ad in the
newspaper. |
 | We'll hold open house and show it
to lots of people on a Sunday afternoon. |
 | We’ll develop a promotional
brochure/flyer to be sent to other brokers and prospects. |
 | Your home will be listed
with
RELO, the largest relocation network in the country. This will
show your home to people moving into our area from anywhere in the USA. |
When offers come in, I
will
 | Request information on the
buyer’s qualifications and capabilities in securing financing. |
 | Notify you immediately as
soon as a purchase agreement has been delivered. |
 | Hand carry and personally
explain the terms of all offers. |
 | Develop a
Seller’s Net Proceeds Sheet with projected sales price to use as
guidance and direction when negotiating an offer. |
 | Keep you informed on all
showings, buyer interest and changing market conditions. |
 | Follow up on all
offers/counter offers and act as negotiator. |
